A process that respects your time and allows to reduce costs and to save money. 

The remodeling process can be overwhelming but it doesn’t need to be. By using a step-by-step sequence during the remodeling process, this allows what decisions to take and also determine what you need to know. 1. INITIAL PHONE CONSULTATION OR WEBSITE VISIT

Whether you found us on the Internet, or you have been referred by one of our clients, welcome to Metropolitan Custom Remodeling! We strive to offer you the very best experience and service. To do so, we start our process with our online DISCOVERY FORM. We will learn about your needs and understand the remodeling project or improvement you wish to have done in your home. If the project qualifies within our area of services and our services and specialization, we will follow up with our initial phone call and schedule our next step - In home Consultation. We are pleased to begin working with you.

2. IN HOME CONSULTATION

Metropolitan Custom Remodeling will schedule a site visit with you, after following your request completion and initial contact. This site visit helps us to begin the next steps of the process by meeting with you and evaluating the project site in person. During the initial consultation, our team will visit your site and conduct a walk through with you to help refine and determine what you want and need in your new home project. 

3. REVIEW MEETING, SCOPE OF WORK, QUOTE

  • Whether you already are working with a designer or architect, or choose tow work with one of our design associates.  He/she will help to visually bring your project to life. This input is very important to the planning process. Our clients are provided with help to effectively budget for your project. Once we know and understand what our clients want, we will prepare a preliminary project proposal for review. 


  • We will define and outline: materials, team, time of completion and all the necessary information in order to prepare you a fix price estimate. Metropolitan Custom Remodeling wants that you know up-front how your project will look like, how long will it take to complete it, and how much it will cost.

4. DESIGN START - PROJECT COORDINATION

  • A design/coordination meeting will be arranged between you and Metropolitan Custom Remodeling to discuss the plans for your project and outline the budget, scope and schedule in detail. During this meeting, you will have an opportunity to discuss the budget and plans for your residential project. In this phase we will carefully consider all of the details and layout essential steps for the success of the project. A design/coordination fee may be required to initiate the process and to allocate time for the construction.


  • We will define and outline materials, present the team, define time of completion and a fix price estimate. Metropolitan Custom Remodeling wants that you know up-front how your project will look like, how long will it take to complete it, and how much it will cost.

5. CONSTRUCTION AGREEMENT APPROVAL

  • At this point, you have taken the time to review the estimated budget and plans defined by your architect/designer. In our proposal, we are considering a 3% contingency costs in your budget to avoid change orders and unforeseen conditions, if not used it will go towards the project in a later phase. (eg. update of finishes or materials)

    • We will review, sign and accept the proposal along with a check or deposit - Maximum 1/3 of the contract amount. Congratulations! We are pleased to begin your residential project and provide you with our very best service and customer experience. 


    • Metropolitan Custom Remodeling welcomes you as a client, we value as a customer and we are honored to serve you.

6. PRE CONSTRUCTION MEETING

  • At this step we will arrange a pre-construction meeting with you before construction begins. This meeting will be utilized to review our selection process, review any coordination or item previously discussed and clear up any remaining details. 

    • Metropolitan Custom Remodeling will coordinate a kick-off meeting and start of the demolition and protection. Depending upon the size of the project, the next step may be to combine with this pre-construction meeting and in one meeting.

7. KICK-OFF, PROTECTION AND DEMOLITION

  • At this meeting, our team and our client will define the rules of the game and the process to handle all the communication and procedures for your remodeling. Such as: defining the areas for storage materials, dumpsters, temporary urinals, access to utilities, getting to know the personnel and communicating the procedures and standards of conduct of the personnel. As well as defining the communication pattern and to understand the role and responsibilities of each of our members. 

    • Once the logistics of the project are defined, we will isolate the area of work in order to minimize disruption to other livable areas of your home not affected by the remodeling. Protection of your belongings and surfaces of your home will take place. We will maintain safe and clean the working areas daily. 

8. PROJECT UPDATE - PROJECT MANAGEMENT

    • After the kick-off meeting and the start of the project, our project manager or myself will have ongoing contact with you to keep our clients informed on the progress of the construction with a weekly meeting. During the construction, we will ensure that the project is going well and to review the progress to make sure the project remains on schedule. We also will develop a communication plan for decisions and coordination. We believe that good communication is the key for the success of the project.

9. SUBSTANTIAL COMPLETION

      • Substantial Completion is the final stage of your project. It is time to add the final touches and make the final preparation so you, the owner can occupy or utilize the work for its intended use. At this point the noise and dust are cleared away and you’re about to be ready to use your brand new space.


      • At this stage, it’s still important to pay attention to all the details and ensure that every aspect of the remodel is finalized before your contractor moves on. We will coordinate with a walkthrough and identify any work that may need correction or minor adjustments. These changes and adjustments will be recorded on a document named the PUNCH LIST.  


      • We will proceed to the execution of the punch list and start preparing all necessary documentation for the final close out of the project. We will notify the client the length of the corrections, if applicable. 

10. FINAL WALKTHROUGH - GUARANTEES AND WARRANTIES

      • Upon correction or adjustments of the punch list, a final walkthrough to your project will ensure everything has been completed and corrected to our client's complete satisfaction. We will use the punch list as a checklist.

        We will finalize any paperwork related to the remodel. Make sure you have a copy of all the documents for your records, including permits, receipts, change orders, lien waivers, warranties and manufacturers guides to your products. We also will ask for booklets or manufacturers warranties for you to keep, and check what kind of maintenance and upkeep your new appliances might need.

      • We will let you know about their guarantee of quality and warrantees, to see how long they last and what they cover. We have a six month visit upon completion and a year warranty visit, we will be sending you monthly news or tips for your home maintenance.
